Audubon Arboretum is located in the Village of Caledonia, Racine County, on the far north side of Racine. The subdivision will be on the southwest corner of 5 ½ Mile Road and Charles Street. This subdivision covers approximately 70-acres and contains 101 single family lots, which will be completed in phases. The subdivision conforms with the Village of Caledonia Conservation Subdivision Ordinance. The subdivision contains numerous outlots that will be maintained in perpetuity by the Homeowner’s Association. Several of the outlots will contain retention ponds, several will be maintained with turf grass, and several will be planted with prairie grasses and flowers. All of the outlots will be protected under a Conservation Easement Agreement. There will three access points to the subdivision, two off of Charles Street (one containing a roundabout) and one off of 5 ½ Mile Road. With the exception of 3 or 4 lots, all the lots in the subdivision abut outlots (open space). Located in the far western section of the subdivision is a giant white oak tree (over 48" in circumference) which the developer has meticulously preserved. Part of the western portion of the property abuts a Village of Caledonia park area. With winding streets, preserved treed areas, cul-de-sacs, open space and easy walking to Lake Michigan (which is pretty much across the street) this is truly a beautiful property!
An entry monument for the subdivision will be placed along 5 ½ Mile Road along with a landscaped area surrounding the pond. Property values will be protected by Restrictive Covenants and there will be By-Laws for the Homeowner’s Association.
